222 Mitchell Named the #1 Redevelopment Opportunity in Atlanta by Atlanta Downtown, 222 Mitchell is Octagon’s planned mixed-use community that will feature 205 residential units and 75,000 square feet of commercial space. Octagon acquired this 400,000+ sq ft (including 86,000 sq ft of parking) former Bank of America processing center via foreclosure auction in July 2009 and is working through development financing. The 2.1-acre site located in Atlanta’s “Railroad District” occupies an entire city block and is less than ½ mile from the Georgia Dome (home of the Atlanta Falcons & SEC Football Championship), Philips Arena (major concert venue and home of the Atlanta Hawks), the Garnett MARTA stop, City of Atlanta and State of Georgia Government, and Georgia State University (30,000 students and rapidly expanding). 222 Mitchell comprises four separate structures that are interconnected and were built from 1929-1970. The redevelopment of the site will feature a rooftop deck, a fitness center, a pool, on-site parking, storage facilities, and ceiling heights ranging from 10 ½-22 ft. No other property in downtown Atlanta will offer these amenities at below-market prices. Octagon is currently seeking NMTC allocation and leveraged debt to finance its development plan, as well as taking Letters of Intent for commercial space.
